Availability: 
We operate on a first come, first served basis. Units are held off the market (up to 21 days) only when all of the following items have been completed in this order: your application has been approved, written proof of renter's insurance (300k liability, insured address & property name/mailing address listed as additional insured), your lease has been fully executed, and security deposit paid. All vacancies are contingent upon the current resident(s) vacating the premises

Income:
Gross (not take home), monthly income must be at least 3 times the rental rate of the unit you are applying for and from a verifiable source. If your income is from another legitimate source (tips, sales commissions, protected income, etc.) you may obtain a cosigner or pay the last month's rent up front if the other rental requirements are met. Cosigners must meet ALL qualifications and are financially responsible for the leased premises.

Credit Check:
Complete ResidentScore checks are performed on all persons 18 years of age and older who live in the apartment or are cosigning..

Background Check:  Complete criminal background checks are performed on all persons 18 years of age and older who live in the apartment or are cosigning.

Application:
Application fees are non-refundable. Please provide honest and accurate information. Any applications with falsified information will not be accepted.

Occupancy:
No more than 2 occupants in a studio or 1 bedroom
No more than 4 occupants in a 2 bedroom apartment
No more than 6 occupants in a 3 bedroom apartment
*An infant over 2 years of age is defined as an occupant

Cars/Parking:
All vehicles must be registered with the Leasing Office. 2 cars per apartment are permitted on the property with the exception of short-term guests. Inoperable vehicles and those with expired tags are not permitted on the premises and will be towed at the vehicle owner's expense.

Payment:
Rent is due and payable without demand on or before the first day of each month. All payments must be made in the form of check, money order, or online at www.rentpayment.com. Cash is not accepted as a form of payment.

Move-in Costs:
All move-in costs are due prior to possession being given; no exceptions. Individuals taking possession of a unit within the last five days of the month are required to pay the next month's rent before possession is given.

We follow all Fair Housing Practices

​Pets:
All pets must be registered with the Leasing Center and no unauthorized pets are permitted on the property at any time and will be subject to a fine per occurrence. Fish and birds are exempt. Please see our pet policy for further details.
